  • What does title insurance actually cover?
    Title insurance protects your ownership against problems that already existed before you bought the home — forged signatures, undisclosed heirs, recording errors, and old unpaid liens. An owner's policy is a one-time cost at closing and protects you for as long as you own the property.
  • What is escrow, and why is a neutral third party involved?
    Escrow is a secure, neutral holding account. We hold the earnest money, loan funds, and signed documents, and release them only once every condition in the contract has been met — so neither buyer nor seller has to trust the other with the money.
  • How do I protect myself from wire fraud?
    Always call our office at a number you look up yourself — never a number from an email — to verbally confirm wire instructions before sending funds. Keystone will never change wiring instructions by email. When in doubt, stop and call us.
  • When will I know my closing costs?
    You get a clear, itemized estimate up front, and your final figures on the Closing Disclosure at least three business days before you sign. Nothing on closing day should be a surprise.
